Free Roof Inspections in Colorado

5-Year Workmanship Warranty Licensed & Insured Locally Owned in Centennial

A roof inspection is only as good as what it actually examines. A glance from the driveway isn't an inspection — it misses the bruising, broken seals, and failing details that determine a roof's real condition. Ours is on-roof where it's safe, thorough, and documented with photos, so you see what we see and have a record if you ever need one. And it's free.

Homeowners across the Denver metro, Douglas County, the foothills, and the Colorado Springs area call us for inspections for very different reasons — a recent storm, a home sale, a suspected leak, or simply wanting to know where their roof stands. Whatever the reason, the goal is the same: an honest, evidence-based picture of your roof's condition, not a sales pitch.

When you should get your roof inspected

  • After a hail or wind event, even if nothing looks wrong from the ground — the most serious storm damage is usually invisible from below.
  • Before buying or selling a home, so the roof's condition is a known quantity rather than a surprise at closing.
  • When you notice a warning sign — a leak, ceiling stains, granules in the gutters, or an aging roof.
  • As routine maintenance, especially after a hard Colorado winter or storm season.
  • When your roof is nearing the end of its expected life, so you can plan rather than react to a failure.

What a real inspection actually covers

A roof is a system, and a proper inspection looks at all of it — not just the shingles. Here's what we check:

  • The field of the roof — shingles across every slope for bruising, granule loss, cracking, curling, and general wear.
  • Soft metals — vents, gutters, downspouts, and flashing, which reveal hail impact earlier and more clearly than shingles do.
  • Flashings and penetrations — chimneys, pipe boots, skylights, valleys, and wall transitions, where the majority of leaks actually begin.
  • Ridge, edges, and seals — the areas wind attacks first, checked for lifted, creased, or unsealed shingles.
  • Ventilation — intake and exhaust balance, since poor ventilation quietly shortens a roof's life from below.
  • Attic side, where accessible — for staining, moisture, daylight, and insulation clues that point to problems invisible from outside.

A ground-level look or a single drone photo can't do most of this. Bruising has to be seen and often felt; broken seals have to be checked by hand; flashing problems hide at transitions. That's why "the roof looks fine from here" and "the roof is fine" are two very different statements.

What you get afterward

When we're done, you get a clear, documented findings report with photos and a straight explanation: what's in good shape, what needs attention now, and what to keep an eye on. If your roof is healthy, we'll tell you so — an inspection isn't a commitment to a project, and we'd rather send you off with peace of mind than manufacture a reason to sell you something.

Inspections and insurance

If your inspection follows a storm and you're weighing a claim, our documentation gives your insurer a factual basis to evaluate. Our role is to inspect and document; the coverage decision belongs to your carrier under your policy, and we don't promise a result.

The different types of roof inspection

Reason for inspectionWhat we focus on
Post-storm (hail/wind)Bruising, granule loss, soft-metal impact, broken seals, documentation for claims
Pre-purchase / pre-saleOverall condition, remaining life, existing problems, what a buyer's inspector will flag
Leak diagnosisTracing the water source, flashing and penetration condition, attic-side clues
Maintenance / peace of mindGeneral wear, ventilation, flashing, catching small issues early

Colorado-specific inspection focus

An inspection here isn't the same as one in a milder climate. Because of the region's hail frequency, high-altitude UV, and freeze-thaw stress, a Colorado inspection weights soft-metal hail evidence, seal integrity, and flashing condition more heavily.

What an inspection can and can't tell you

An honest inspection has limits, and it's worth knowing them. A visual inspection assesses the condition you can observe and infer. It's very good at finding storm damage, worn or failing components, and signs of leaks. What it can't do is see through solid decking or predict exactly how many months or years a marginal roof has left. We tell you what we can determine with confidence, flag what we suspect but can't confirm, and don't dress up a guess as a certainty.

Inspection red flags to watch for

  • A "diagnosis" from the ground or a drone presented as a full inspection.
  • An inspector who finds major damage in minutes and immediately pushes a contract.
  • Pressure to sign before you've seen the findings.
  • No photos or written findings — if they can't show you the evidence, be skeptical.

What happens during your inspection

We check the full system, photograph everything, and walk you through the findings in plain language. You leave with documentation and a clear recommendation — repair, replacement, or nothing needed — and zero obligation.
