Choosing a Roofing Material in Colorado

What actually drives roofing cost, regardless of material

Homeowners often focus on the price difference between materials, but the material is only one of several cost drivers — and sometimes not the biggest. Understanding what goes into the number helps you compare bids fairly:

  • Roof size and pitch — larger or steeper roofs take more material and labor, and steep roofs require extra safety measures.
  • Complexity — valleys, dormers, chimneys, skylights, and multiple roof planes all add labor versus a simple gable roof.
  • Tear-off and layers — removing existing roofing and dealing with multiple old layers adds cost.
  • Decking condition — rotted or damaged sheathing found at tear-off has to be replaced; a good scope accounts for it with an allowance.
  • Underlayment and components — ice-and-water shield, flashing, ridge vents, and drip edge are part of a proper install; skimping here is where suspiciously low bids come from.
  • Access — how easily crews and materials reach the roof affects labor.
  • Material choice — yes, but it sits alongside all of the above rather than dominating it.

When you compare two bids, the material is rarely the whole story. A cheaper bid on the same material often means something in this list is being left out — which is why we give you a written scope you can compare line by line.

How long each material lasts in Colorado

Lifespan is one of the most common questions, and the honest answer starts with a caveat: manufacturer ratings assume ideal conditions, and Colorado's UV and hail tend to shorten real-world life, especially on sun-facing slopes. With that caveat, the general picture:

  • Standard architectural asphalt provides solid mid-range service life, but is the most vulnerable to having that life cut short by hail.
  • Class 4 impact-resistant asphalt offers similar base longevity with far better odds of reaching it in a hail zone, because it resists the storm damage that ages a standard roof prematurely.
  • Metal is the longest-lived of the three, often by a wide margin, and generally the lowest maintenance — though the upfront cost reflects that.

Two things affect every material's real-world lifespan more than homeowners expect: ventilation and installation quality. A poorly ventilated attic cooks shingles from below and shortens their life no matter the product, and a careless install undermines even a premium material. This is why we treat decking, underlayment, flashing, and ventilation as part of the material decision, not an afterthought. The most cost-effective roof over twenty years isn't always the cheapest one to install — it's the one that reaches its full life without premature failure or repeated storm repairs.
